Airbnb House Rules Builder

Airbnb rebuilt house rules in October 2026: seven standard rules, a separate list of “reasonable requests”, and a new policy that takes effect on November 20, 2026. This builder walks you through the same structure, writes the text for each part, and keeps rules, requests and local exceptions separate so they’re easy to enter in the listing editor. You can reuse the result on Vrbo, Booking.com or your direct-booking site.

  • 7 standard rules
  • Reasonable requests

How it works

The builder mirrors the structure Airbnb introduced in October 2026:

  • Seven standard rules: maximum overnight guests, quiet hours, events, pets, smoking (including vaping and e-cigarettes), commercial photography, and lock up at checkout.
  • Requests: anything else you ask during a stay or before checkout. Under the new policy, all requests must be reasonable. Airbnb’s examples: guests can be asked to put dishes in the sink, gather towels, sort trash into indoor bins or turn off the AC when leaving, but not to wash dishes, strip beds, start laundry or take garbage off-site.
  • Local factors: Airbnb says it may grant exceptions, such as animal-proof trash containers in bear country or shorter showers during drought restrictions.

Requests that don’t fit the policy will be highlighted in Airbnb’s listing editor, and guests may see an alert if issues go unresolved.

Keeping rules enforceable and fair

Rules are enforceable; requests are encouraged. Airbnb says guests are required to follow house rules and encouraged to comply with requests. Put the things that truly matter, like guest limits, events and smoking, in the standard rules.

Write for the guest, not the worst guest. Short, specific requests are followed more often than long lists written after a bad stay.

This tool can’t tell you what’s legal where you are. Local regulations on occupancy, noise and parking still apply.

Illustrative example

A 3-bedroom home might set: maximum 6 overnight guests, quiet hours 10:00 PM to 8:00 AM, no events, pets not allowed, no smoking or vaping, no commercial photography, lock up required. Requests: message before inviting daytime visitors, park only in marked spaces, no candles indoors.

Common questions

When does Airbnb’s new house rules policy start?

Airbnb announced the changes on October 20, 2026, and said the new house rules policy takes effect on November 20, 2026.

Can I still have a checkout list?

You can add reasonable checkout requests in the house rules section. Tasks Airbnb treats as cleaning, like washing dishes or stripping beds, generally aren’t allowed under the new policy.
