Short-Term Rental & Hospitality Operations Audit

A practical look at how your property actually runs, before anyone talks about scope.

We review your listings or OTA extranets, guest communication, calendar setup, cleaner or housekeeping workflow and the tools behind them. Then we tell you what we found: what is working, what keeps causing avoidable problems, and where remote support would help or wouldn’t. It works for Airbnb and other short-term rentals, and for boutique hotels, motels and inns.

  • For STR owners, boutique hotels, motels and inns
  • A free 30-minute review call, no passwords needed
  • Straight answers about fit, including when we are not it

    Who it’s for

One review, adapted to the property

A two-bedroom Airbnb and a 24-room motel have different problems, so we don’t run them through the same checklist.

    Short-term rental & Airbnb owners

Single listings and growing portfolios on Airbnb, Vrbo, Booking.com or direct. We focus on listing quality, guest messaging, calendar and pricing setup, cleaner coordination, and the work that keeps landing on your phone.

    How Airbnb co-hosting works →

    Boutique hotels, motels & inns

Independent properties selling rooms through Booking.com, Expedia and direct. We focus on the OTA inbox, extranet content, rate and availability hygiene, housekeeping follow-up, reviews and what reaches the owner or GM.

    What we review

The parts of the operation guests and owners feel

We look at the workflows behind the property, not just the listing page.

    1

    Listings & OTA extranets

Titles, descriptions, photos, amenities, policies and room details, and whether they match across channels.

    2

    Booking journey

What a guest sees from search result to confirmation, and where unclear details create questions or hesitation.

    3

    Guest communication

Enquiry and pre-arrival messages, check-in information, response patterns and the questions guests keep asking.

    4

    Calendar, restrictions & pricing setup

Minimum stays, gap nights, closed dates, availability across channels and how often rates are actually reviewed. This is a setup review, not a market-rate study.

    5

    Cleaner & housekeeping workflow

How reservation details reach the cleaning team, how completion is confirmed and what happens when a clean runs late.

    6

    Reviews & recurring complaints

Patterns in recent reviews and guest feedback, and whether the same problems keep coming back.

    7

    Open issues & maintenance follow-up

How problems are logged, who owns them and whether they are closed before the next arrival.

    8

    Tools, PMS & channel setup

Your PMS, channel manager, messaging tools and calendar syncing, and where manual work or double-booking risk sits.

    9

    Owner reporting & manual work

What the owner or GM can see today, and which repetitive tasks take the most time each week.

We only comment on what we can see from what you share. Physical condition, safety and legal compliance need someone on site or a qualified professional.

    What you receive

Findings you can act on, with or without us

Practical, short and prioritised. Not a 40-page report.

    From the review

    • A short written summary of what we found
    • Priority issues, in order
    • Quick wins you can fix yourself
    • Gaps between channels, team and tools
    • Recommended next actions

    And a clear split

    • What Thrive Hosts could take on remotely
    • What should stay with you or your on-site team
    • Decisions only you can make
    • Whether we are a good fit at all
    How it works

From request to a clear next step

    Request the review

Send the form or pick a time. Share listing or website links and the channels you sell on.

    We look before we talk

We review your public listings and the details you sent, so the call isn’t spent on basics.

    The review call

30 minutes on Google Meet about how the property runs day to day and where time and money leak.

    Findings and priorities

You get the summary, the priorities and our view on what remote support would and wouldn’t solve.

    Scope, if it makes sense

If you want help, we agree the scope, access and what stays with you before any work starts.

    Access

    No passwords for the review

For the review we only need links and your description of how things run. If you later work with us, access is set up through official co-host, team or user permissions on each platform, PMS or channel manager.

How scope and pricing are decided

If there is a fit, we scope the work around your properties or rooms, the channels you sell on, the tasks you want handed over and the coverage you need. Pricing comes from that scope, after the review, so you are not quoted for work you don’t need.

New clients go through a structured audit of each property during onboarding, so the work starts from what is actually happening, not assumptions.

If remote support isn’t the right answer, for example because the main problem needs someone on site, we will say so and suggest what would help instead.

    FAQ

    Operations review questions

    Is the operations review free?

Yes. The 30-minute review call is free and there is no obligation to continue. If you go ahead, a more detailed audit of each property is part of onboarding.

Do you need my passwords or account access for the review?

No. Links to your listings or website and your description of how things run are enough. If we work together later, access goes through official co-host, team or user permissions, not shared passwords.

Can you review a hotel or motel, not just an Airbnb?

Yes. For hotels, motels and inns we focus on the OTA inbox, extranet content, rate and restriction checks, housekeeping follow-up, reviews and owner or GM reporting.

We already have a property manager or on-site team. Is this still useful?

Often, yes. Many problems sit in the handoffs between people, channels and tools. The review shows where those handoffs break and what is worth changing, whoever ends up doing the work.

    What happens after the review?

You get our findings and recommended next steps. If you want Thrive Hosts to take on part of the work, we agree the scope, access, coverage and responsibilities before anything starts.

Will you tell me if Thrive Hosts isn’t a fit?

Yes. If the property needs on-site management, has unresolved safety or maintenance problems, or simply doesn’t need outside help, we will tell you.
