Airbnb noise complaints and party prevention playbook

Noise complaints and unplanned parties are the two guest problems that can quickly turn into neighbour trouble, platform reports and damage. Most are preventable with clear rules and a quick, calm response.

Set expectations before the booking

Your listing and house rules should state quiet hours, maximum guests and your position on parties and events. Hosts who put this in writing early find it much easier to enforce later. Keep the tone friendly but unambiguous.

Screening and pre-arrival messaging

  • Confirm the guest count and who is actually staying.
  • Mention the quiet hours and the maximum occupancy in your pre-arrival message.
  • Be wary of requests that feel like event planning, and ask about the purpose of the trip if something seems off.

Noise monitors: what is allowed

Airbnb allows noise decibel monitors indoors if they are disclosed in the listing and are not placed in bedrooms, bathrooms or sleeping areas, and they must not record audio. Indoor cameras are not allowed at all. Always check the current wording on Airbnb’s Help Centre before installing anything. We cover the details in our guide on camera and noise monitor rules.

When a complaint comes in

  1. Acknowledge the neighbour or guest quickly so the issue does not grow.
  2. Message the guest politely, referring to the quiet hours in your rules.
  3. Give a short window to resolve it and confirm you will follow up.
  4. If it continues, escalate according to the platform’s process and your local rules.
  5. Write down times and messages in case you need a record.

Working remotely

If you are not in the same town, line up a trusted local contact in advance. Do not promise a guest anything you cannot verify. Our post on handling difficult guests covers tone, and after-hours emergencies covers who to call and when.

Check your local regulations too. Some areas have noise ordinances or short-term rental rules that apply regardless of your house rules.

Need someone watching the inbox when it matters?

We handle guest messaging and escalation workflows remotely, so complaints get a prompt, consistent response while you stay in control of the decisions.
