Airbnb Host Fee Calculator: Estimate Your Payout

Airbnb is moving home hosts from the split fee (about 3% for the host) to a single host-only fee (15.5% for most hosts). This calculator shows what Airbnb deducts from a booking under either structure, what lands in your payout, and the nightly price you would need to keep your payout steady after switching. Fee percentages are taken from Airbnb’s own Help Center.

How Airbnb’s service fee is calculated

Airbnb charges its service fee as a percentage of the booking subtotal: the nightly price for all nights plus any fees you charge (cleaning, pets, extra guests). Guest service fees and taxes are not included in the subtotal.

Subtotal = (nightly rate × nights) + cleaning fee + other host fees
Host fee = subtotal × host fee %
Estimated payout = subtotal − host fee

The two fee structures (as of October 2026)

  • Single fee: the full fee comes out of the host payout. Most hosts pay 15.5%; some pay 14–16%; listings in Brazil and Mexico pay 16%. It is mandatory for most hosts, including those using property management software.
  • Split fee: most hosts pay 3% (4% in Brazil and Mexico) and guests pay a separate service fee of 14.1–16.5% of the subtotal.

Airbnb says it is transitioning all home hosts to the single fee, and once you switch you can’t switch back. The switch applies to new bookings only. VAT may apply to fees in some jurisdictions; Airbnb shows fees VAT-inclusive where applicable.

What to do with the result

Price for the payout you need, not the number guests see. On the single fee, a $160 nightly rate pays out about $135 before cleaning and other costs. Work backwards from the payout your property needs, then set the price.

Revisit pricing when your fee structure changes. Moving from 3% to 15.5% is a 12.5-point jump in what comes out of your payout. Many hosts raise their price at the switch because guests no longer pay a separate fee, but test it against your conversion rather than assuming.

Compare channels on payout, not on headline fees. If you also list on Vrbo or Booking.com, use the OTA payout calculator to compare what each booking actually leaves you.

Illustrative example

A 3-night booking at $160 a night with a $90 cleaning fee has a $570 subtotal. On the single 15.5% fee, Airbnb deducts about $88.35 and the estimated payout is $481.65. On the split fee, the host fee would be $17.10 (payout $552.90) and the guest would pay roughly $80–$94 on top. To keep a $552.90 payout after switching, the subtotal would need to rise to about $654.32.

Common questions

How much does Airbnb take from hosts?

As of October 2026, most hosts on Airbnb’s single fee structure pay 15.5% of the booking subtotal, with some paying 14–16% and listings in Brazil and Mexico paying 16%. Hosts still on the split fee usually pay 3% while guests pay a separate service fee.

Does Airbnb charge its fee on the cleaning fee?

Yes. The service fee is a percentage of the nightly price plus any fees you charge, including cleaning, so your cleaning fee payout is also reduced by the fee percentage.

Can I switch back to the split fee?

According to Airbnb, no. Once a host has moved to the single fee structure, they can’t switch back, and the split fee is being phased out.
