Local events should raise your Airbnb prices only when they genuinely increase demand for properties like yours, and the adjustment should happen early, well before guests start booking those dates. A major festival, concert, sports final or large conference near your property can justify rates well above your normal peak. A small community event may make no difference at all. The skill is telling the two apart and acting in time.
Why event pricing is often missed
Events are one of the most common sources of underpricing in short-term rentals. Guests planning to attend major events often book months ahead. If your calendar is still showing a standard Saturday rate when those bookings start, the dates can sell out at a price far below what the market would have paid. By the time you notice, the opportunity is gone.
Dynamic pricing tools help, because many track demand signals and adjust automatically. But tools do not always catch smaller or newly announced events, and their adjustments can be cautious. A human check of the event calendar is still worth doing.
Build a local event calendar
Start by listing the events that affect your market each year. Useful sources include the local tourism board, venue and stadium schedules, convention center calendars, university calendars for graduations and move-in weekends, and local news. Note dates, expected attendance and the distance from your property.
Recurring annual events are the easiest to plan for because you can look at how your calendar and nearby listings behaved last year. One-off events, such as a touring concert, need attention as soon as they are announced.
Judge how much demand an event really creates
Not every event deserves a price increase. Ask a few questions:
- Will attendees need overnight accommodation? Local events with mostly local attendees may not affect bookings.
- Is your property close enough to matter? Distance, transport links and parking all affect whether attendees would choose your area.
- Does your property suit attendees? A large group home may be ideal for a festival crowd; a studio may be better suited to a solo conference visitor.
- What are comparable listings doing? If nearby listings are already showing much higher prices or are booked out for event dates, that is strong evidence of demand.
Set event prices early
Once you know an event will lift demand, update your prices for those dates as early as you can. Look at how comparable listings are priced and how quickly they are booking. If the dates are filling quickly at your new rate, there may be room to increase further. If nothing is booking as the event approaches and nearby listings remain open, the premium may be too high.
Avoid setting event prices so high that they discourage bookings entirely. A higher rate that still sells is better than a dramatic premium that leaves the property empty while competitors fill.
Adjust stay rules for event dates
Events also change which minimum stays make sense. If an event runs over a weekend, a two- or three-night minimum for those dates can stop a single-night booking from blocking higher-value stays. For multi-day events, consider matching your minimum to the event’s length. Airbnb’s calendar settings let you apply different trip-length rules to selected dates, and most pricing tools offer event-specific overrides. Our guide on minimum stay strategy covers this in more depth.
Review your cancellation policy for event dates too. If guests cancel late, it can be difficult to rebook at event rates.
Prepare operationally
Event weekends often bring larger groups, later arrivals, more guest questions and quicker turnovers. Make sure house rules are clear, especially around guest count, noise and parties, and confirm your cleaner’s availability early, since cleaners are often in high demand on the same dates. Clear check-in instructions matter even more when guests are arriving in a busy area.
Review after each event
After each event, note what you charged, when the dates booked and how your price compared with similar listings. That record makes next year’s pricing far easier and more accurate.
