How to improve Airbnb reviews: cleanliness, accuracy, check-in, communication and value

The most reliable way to improve Airbnb reviews is to improve the specific parts of the stay guests are asked to rate, and to fix small problems before checkout rather than after the review. Asking for five stars does very little. Guests rate what they experienced: whether the place was clean, matched the listing, was easy to get into, and whether the host was easy to deal with.

There is also a policy reason to avoid pushing. Airbnb’s reviews policy says hosts and guests may not pressure, incentivize or manipulate another person to influence a review, and reviews cannot be exchanged for discounts, refunds or anything else of value. Polite requests for honest feedback are fine. Pressure for a particular score is not.

Understand What Guests Are Rating

According to Airbnb’s help center, guests give an overall rating plus category ratings for cleanliness, accuracy, check-in, communication, location and value. The overall rating is its own score rather than an average of the categories, and the category averages are shown alongside your reviews.

That breakdown is your best diagnostic tool. A listing with a strong overall rating but weaker check-in scores has a different problem from one with weak value scores. Look at your category averages and recent written reviews together, and you will usually see where the stay is falling short.

Cleanliness: Consistency Beats Perfection

Cleanliness complaints rarely come from a dirty property. They come from details: hair in the shower, crumbs under the sofa cushions, a sticky fridge handle, dust on a bedside lamp, a faint smell. Most of these are consistency problems, where the clean is fine most of the time and misses something occasionally.

Give your cleaner a written checklist with photos of how each room should look, ask for completion photos, and review them before arrival. When a guest mentions something, share it with your cleaner the same day so it becomes part of the checklist rather than a one-off fix.

Accuracy: Set Expectations Honestly

Accuracy scores drop when the property does not match what the guest pictured. That might be a smaller bedroom than the photos suggested, street noise that was not mentioned, steep stairs, or a sofa bed counted as a proper bed. Review your listing as a skeptical guest would. Mention the honest limitations clearly, because a guest who knew about the stairs before booking does not mark you down for them.

Check-In: Make the First Hour Easy

The first hour of a stay shapes the whole review. Send clear, step-by-step check-in instructions a day or two before arrival, with photos of the entrance, the lockbox or keypad and where to park. Test access before every arrival. Make sure the Wi-Fi details are easy to find inside. A guest who arrives late at night, tired, and gets in without a single message usually starts the stay in a good mood.

Communication: Be Fast, Clear and Proactive

Communication ratings depend on how easy you are to reach and how helpful your replies are. Answer quickly, especially before arrival and during the stay, and be specific. Our guide on how fast Airbnb hosts should respond covers realistic targets.

Being proactive helps too. A short message on the first morning, asking whether everything is working and whether they need anything, gives guests an easy way to mention a small issue while you can still fix it.

Value: Make the Stay Feel Worth the Price

Value is about the whole experience relative to the total price, not the nightly rate alone. Guests feel good value when the property is well equipped, the basics are generous, and nothing feels like an unexpected cost or inconvenience. A properly stocked kitchen, good coffee, enough towels and a comfortable bed often influence the value rating more than a small price difference.

Fix Problems Before Checkout

Most negative reviews describe a problem that the host either did not know about or did not resolve during the stay. A guest who reports a broken heater and gets a quick response and a fix often still leaves a positive review. A guest who reports it and hears nothing for a day rarely does.

Make it easy for guests to tell you about problems, respond immediately, and coordinate a fix with your local handyperson or vendor as fast as possible. If something cannot be fixed, acknowledge it honestly and consider a gesture that suits the situation. That gesture must never be tied to the review.

Ask for Feedback the Right Way

A friendly checkout message thanking the guest and inviting honest feedback is normal and useful. Something like “Thanks for staying with us. If anything could have been better, we would genuinely like to know” invites guests to tell you privately about small issues rather than only in a public review.

Avoid messages that mention star ratings, explain that anything below five stars hurts you, or offer something in return for a review. Beyond the policy issue, guests find them uncomfortable.

Review Your Guests Promptly

Airbnb gives hosts and guests 14 days after checkout to write reviews, and reviews are published once both are submitted or the window ends. Writing your guest review promptly, and fairly, keeps the process moving and sets a professional tone.

Learn From Patterns, Not Single Reviews

One guest’s comment about the mattress might be personal preference. Three guests in two months mentioning it is a pattern worth acting on. Every month, read your recent reviews together and list any issue mentioned more than once. Then fix the cause, whether that is a supply, a cleaning detail, a confusing instruction or something in the listing. If you do receive a critical review, our guide on responding to a negative Airbnb review covers how to handle it publicly.

Getting Support With Guest Experience

Strong reviews are the result of consistent operations: reliable cleaning, accurate listings, smooth check-ins and responsive communication. Thrive Hosts supports owners with all of these as part of remote Airbnb co-hosting, coordinating with your approved local cleaner and vendors and tracking issues until they are closed.

You keep your listing and accounts. We work on the operational details that guests actually rate.
