Channel Price Calculator

If Airbnb keeps 15.5%, Vrbo 12% and Booking.com 15% plus payment charges, the same nightly price pays you three different amounts. Enter the payout you want per night and the total fees on each channel, and this calculator shows the price to set on each one so they all net the same. Fee rates are editable, because they depend on your own plans and contracts.

Price each channel

Total fees = commission + any payment processing you pay on that channel. The first row is your reference channel.

How it works

Price to set = payout you want ÷ (1 − total fees %)
Markup vs row 1 = (channel price ÷ row 1 price) − 1

This is the host-side price before any guest service fees or taxes the platform adds. Fees are taken as a percentage of the price, so you can’t just add the fee percentage on top: netting $150 at 15.5% fees needs $177.51, not $173.25.

How to read your results

Use it as a starting point, not a rule. Matching your net on every channel is one approach. Some hosts price a cheaper channel slightly lower to win direct or repeat guests, or accept a lower net on a channel that fills dates others don’t.

Check parity terms. Some platform contracts and markets restrict showing a lower price elsewhere. Read your agreements before setting different prices across channels.

Guests see more than this price. Platforms may add guest fees and taxes on top, and those differ by channel too.

Illustrative example

To net $150 a night: Airbnb at 15.5% needs about $177.51, Vrbo at 12% needs $170.45, Booking.com at 16.5% (15% commission plus 1.5% payment charges) needs $179.64, and a direct booking with 3% card processing needs $154.64. Booking.com would sit about 1.2% above Airbnb, and Vrbo about 4% below it.

Common questions

Why not just add the fee percentage to my price?

Because the fee is charged on the final price, including the part you added. Dividing by (1 − fee) gives the price that actually nets your target.

Which fee should I enter for Airbnb?

Most hosts are on the host-only fee of 15.5%. If you’re still on the split fee, your host fee is lower but guests pay a separate service fee, so the guest-facing price will be higher than what you set.

Keeping rates in step across channels?
