A weekly or monthly discount looks like lost revenue, but a long stay also saves turnovers and the risk of nights going unsold between short bookings. Enter your rate, cleaning numbers and the discounts you’re considering. The calculator compares a 7-night and a 28-night stay with selling the same nights as short stays at your usual occupancy, and shows the largest discount that still comes out ahead.
Compare long stays with what the same nights would earn as short stays.
The comparison uses the same nightly rate for both. In practice, long stays often book further ahead and short-stay demand varies by date, so test a few occupancy assumptions.
The occupancy assumption drives the answer. If those dates would realistically sell at 90%, a long stay needs a small discount. If they’d sell at 50%, a generous discount can still win.
Count what the table doesn’t: fewer check-ins to manage, fewer reviews to earn, and more wear from long-stay guests who live in the space. Monthly stays may also be subject to different rules where you operate.
At $150 a night, a $95 cleaning fee, $85 cleans and a 15.5% platform fee, a 7-night stay at 10% off nets about $793.80. Selling those 7 nights as 3-night stays at 75% occupancy (about 5.3 booked nights) nets about $657.17, so the weekly discount wins comfortably. The maximum weekly discount before short stays come out ahead is about 25.4%. At 100% short-stay occupancy, it drops to under 1%.
When you set a weekly or monthly discount in your Airbnb pricing settings, it applies to qualifying stays of that length. Check your pricing settings, and your pricing tool if you use one, so discounts don’t stack unexpectedly.
