RevPAR Calculator for Short-Term Rentals

RevPAR (revenue per available rental night) combines price and occupancy into one number, which makes it the fairest way to compare months, properties or pricing strategies. Enter accommodation revenue and available nights to calculate it. Add booked nights to see ADR and occupancy too, and fill in a second period to check whether a change in pricing actually earned more.

How it works

RevPAR = accommodation revenue ÷ available nights
or, equivalently: RevPAR = ADR × occupancy rate
ADR = accommodation revenue ÷ booked nights
Occupancy = booked nights ÷ available nights

Conventions used: accommodation revenue excludes cleaning fees and taxes, and available nights exclude nights you blocked yourself. Hotels use the same metric per room; for a single short-term rental, one “room” is the whole listing.

ADR vs RevPAR in one sentence

ADR tells you how well you sold the nights you sold; RevPAR tells you how well you sold the nights you had.

How to read your results

RevPAR up, occupancy down usually means a price increase worked: you sold fewer nights but earned more overall.

RevPAR flat, occupancy up often means discounts filled the calendar without adding revenue, while adding turnovers and wear.

Remember that RevPAR ignores costs. Two strategies with the same RevPAR can have different profit if one creates many more cleanings. Run both through the profitability calculator before deciding.

Illustrative example

Period A: $3,580 of accommodation revenue over 30 available nights gives a RevPAR of $119.33 (ADR $170.48 × 70% occupancy). Period B: $3,900 over 31 nights gives $125.81, with a lower ADR ($150.00) but higher occupancy (83.9%). Period A earned about 5.1% less per available night despite the higher rate.

Common questions

Is RevPAR useful for a single Airbnb?

Yes. It’s the simplest way to compare months or test a pricing change, because it rewards both rate and occupancy and doesn’t let one hide the other.
