ADR Calculator for Short-Term Rentals

Average daily rate (ADR) is what you actually earned per booked night, after discounts and promotions. Enter your accommodation revenue and booked nights for a period to calculate it. If your revenue figure includes cleaning fees, you can strip them out, and you can compare ADR with your listed base rate to see how much discounts and lower-priced dates are pulling the average down.

How it works

ADR is a simple average, but the inputs matter. Use accommodation revenue only: nightly rates after discounts, excluding cleaning fees, pet fees and taxes. Otherwise a property with frequent short stays looks like it earns a higher rate than it does.

Accommodation revenue = booking revenue − cleaning fees included
ADR = accommodation revenue ÷ booked nights

Convention used: revenue is before platform fees (what guests paid for the nights). If you calculate ADR from payouts, it will look lower; that’s fine as long as you compare periods the same way.

How to read your results

ADR below your base rate is normal: weekday dips, last-minute discounts and weekly discounts all pull the average down. The question is whether those discounts filled nights you couldn’t otherwise sell.

ADR rising while occupancy falls can mean you’ve priced above demand. Check RevPAR: if it fell too, the increase cost you money.

Thrive Hosts explains the metric in more depth in What Is ADR in Short-Term Rentals?.

Illustrative example

A month with $4,150 of booking revenue that includes $570 of cleaning fees leaves $3,580 of accommodation revenue. Across 21 booked nights, ADR is $170.48, about 7.9% below a $185 base rate.

Common questions

Should I include cleaning fees in ADR?

No. ADR is meant to describe the nightly rate. Including cleaning fees inflates it, especially for properties with many short stays.

What’s the difference between ADR and RevPAR?

ADR averages revenue over booked nights only. RevPAR spreads the same revenue over all available nights, so it also reflects how many nights went unsold.

Need help managing the numbers behind the calendar?

We track ADR, occupancy and RevPAR for the properties we co-host and adjust pricing before a slow month becomes a slow quarter.
